Turkey’s Prime Minister Recep Tayyip Erdogan is looking to build a financial hub in Turkey and in the region, making ISTANBUL Turkey’s financial capital, a regional hub. The first trading day at the bourse marked today 05 April 2013.

The Prime Minister affirmed that “In Turkey, Ankara is the political centre and Istanbul deserves to be the financial centre.”

Borsa Istanbul plans to include commodities and electricity trading in the near future as a part of Prime Minister ’s plan to make Istanbul a regional financial centre and Turkey’s economy one of the world’s 10 biggest by 2023.

Borsa Istanbul marks a cornerstone in the Turkish government’s plan to consolidate markets along with a fresh boost to regional financial cooperation in order to make Istanbul the finance hub of Turkey and of the region.

Tying up relations with countries in the region, with the Balkans at the top, through both direct partnerships and common projects, would contribute to our project for sure,” the Prime Minister declared, recalling that the Istanbul Stock Exchange has already partnered with Baku, Kyrgyz and Sarajevo stock exchanges.

The Borsa Istanbul is located in Sarıyer which is the northernmost district of Istanbul, Turkey, on the European side of the city and is the sole exchange entity of Turkey merging the former Istanbul Stock Exchange, the Istanbul Gold Exchange and the Derivatives Exchange of Turkey.

After the success of the Ataturk International Airport on the European side and Sabiha Gökçen International Airport on the Asian side, the Turkish Minister of Transport and communication announced the construction of a 3rd International Airport in Istanbul on the European side, on the Black Sea between Yeniköy and Akpinar area. This is meant to connect and develop the northern part of Istanbul with the rest of the metropolis.

The bidding for the new tender will take place on 3rd of May 2013 announced the Minister of Transport, Maritime Affairs and Communications. The new airport is aimed to complete within 42 months and will provide 120,000 jobs. The total project cost is estimated to rise above 7,000,000,000 Euro, excluding financing costs. For the first 12 years it’s been estimated to be moving a total of 342,000,000 passengers.

It will be integrated with the new suspended bridge which is being built across the Bosphorus and with the North Marmara Motorway. The “Northern Marmara Motorway” (Kuzey Marmara Otoyolu) will be 260 km (160 mi) long and will bypass urban areas of Istanbul in the north connecting Kınalı, Silivri in the west and Paşaköy, Hendek in the east.

The Third Bosphorus Bridge (Boğaziçi Köprüsü), 1,875 m (6,152 ft) in length, is a suspension bridge under construction located at the northern end of the Bosphorus, north of the other two bridges, in Istanbul, Turkey. The bridge will be situated between Garipçe in Sarıyer on the European side and Poyrazköy in Beykoz on the Asian side. Foundation stone laying ceremony is expected to be on May 29, 2013.

Land prices in the northern, less urbanized areas on both sides of the Bosphorus are already soaring in expectation of an urbanization boom thanks to the new cross water connection. The green areas and wetlands in question, producing most of the drinking water for the city, are considered by many to be essential for Istanbul’s ecological and economic sustainability, and a possible pollution of the groundwater would provoke the collapse of the city.

HERE ARE SOME INTERESTING FACTS:

120,000 new jobs will be created

Completion in 42 months

One of the largest and most modern airport in the world

It will be spread on an area of 3,500 hectares

Positioned to minimize the sound of the flight paths

Use of Green technology in construction, electricity & heating

Large shopping facility, 5 star hotels, commercial office buildings, exhibition centres

Designed to minimize aerodynamic wind speed.

So as to avoid flying directly over the city’s proposed flight paths positioned.

The terminal will be connected to Taksim (Centre of Istanbul) via the rail system. A journey to Taksim will take 50 minutes. Links to all Istanbul’s regions will be available by public transport.

Middle Eastern and Russian investors are being lured to Istanbul to buy luxury real estate now that property laws have been relaxed, the economy is strong, prices are relatively cheap in comparison with other countries and Turkey is viewed as a safe haven. A new wave of wealthy investors from the Gulf nations and Russia is gradually looking to invest in luxury developments in dynamic Istanbul, persuaded by a relaxation in property laws, competitive prices and a thriving economy.

The changes in Turkish property laws was approved in May this year and changed a reciprocity rule that only allowed investors from countries where Turkish nationals could buy real estate to buy property in Turkey.

Turkish property prices marked the third-fastest growth in the world for the first half of the year, behind Brazil. Oil-rich investors from the Gulf area and Russia are taking advantage of the new changes in law at a fast speed. The investors have been offered to purchase investment properties in Istanbul with high rental yields, bearing in mind that most of them have already purchased lifestyle luxurious properties on seaside resorts along the Mediterranean coast.

Turkey is in the top 15 countries in terms of economic power and according to OECD reports Turkey will be the fastest growing economy for the period between 2012-2017. Istanbul is a financial and cultural hub, is a global city and is the most visited city in the world. Hosting the Olympics will be a great chance for Turkey and Istanbul in special. The government is giving great support financially and with guarantees. Turkey is a very youthful country where 20 million people are under 20s and nearly half the population is under 25. Over 12 million people live in Istanbul alone.

The three remaining candidate cities Istanbul, Tokyo and Madrid will enter into Phase 2 of the selection period. Files from the cities will be submitted to the IOC by January 7th, 2013. Following an official visit by the IOC Evaluation Commission between February and April of 2013, a report will be made to the 2020 IOC Evaluation Commission and candidate cities will brief IOC members.

The election of the host city of the XXXII Olympic Summer Games will take place on September 7th, 2013, at the 125th IOC Session in Buenos Aires.

Turkey is gradually becoming an investors’ paradise, especially when it comes to real estate investment. The Turkish government has recently opened up its land and property sector for foreign investment by amending the Law of Reciprocity that lifts the condition of reciprocity for foreign corporates and individuals investing in property in Turkey.

Major Gulf investors are turning their attention to Turkey. The reports show that sovereign wealth funds, investment funds and private equity funds from the Gulf region are among those redirecting their growth plans towards Turkey’s fastest growing real estate, in the wake of worsening economic instability in E.U.

Turkey has been less affected by the global economic crisis compared to its Western European counterparts. Turkey’s rising levels of transparency have also played their part here. A free flow of information added to a fair and constant application of local property laws is a big incentive for foreign direct real estate investment.

In the first 6 months of 2012, 13 new shopping centres opened in Turkey including the 43,500 sqm Trump Towers, while major projects in the pipeline include the 139,500 sqm Mall of Istanbul. Turkey’s GDP growth for 2011 exceeded 8.0%.

Members of the Gulf Cooperation Council (GCC nationals: Bahrain, Kuwait, Oman, Qatar, Saudi Arabia and the United Arab Emirates) can now own properties and holiday homes on a freehold basis. The new law will help a good flow of investment from the Gulf countries.

Turkey is making a name for itself in the overseas property scene, but the same strengths that are making it so popular are also acting as a drawback against other markets. Spain and Greece have thousands of heavily discounted properties on sales, while Turkey has none or certainly very few because its property market is strong and vibrant.

Buy to Let- In this type of investment Turkey is capable of beating the established markets because its emergence as a regional power is generating exceptional demand for rental accommodation. The Turkish economy was the fastest growing in Europe in 2011 and continues to grow well this year. The rapid growth in the economy is reducing unemployment and growing the middle class in the country. At the same time Turkey has one of the fastest growing populations in the world. As the population grows it continues to generate exceptional demand for quality rented accommodation which are still in short supply in Turkey. Istanbul is the focal point of the buy to let boom as it has the fastest growing population in Turkey and one of the strongest job markets. Rental yields in Istanbul are over 6%, with cities like Izmir and Antalya close behind.

Holiday Home Investments- When it comes to holiday home investment, potential returns are not the only determinant factor. In fact, it depends on what the investors wants from their investment; are they buying a holiday home first and an investment second or vice versa. In the first case the location chosen by the buyer will be determined by where they love to holiday, with rental potential a secondary consideration, whereas in the second rental potential will determine the choice of location. Spain is a top runner on this front, as it is still the biggest holiday destination in Europe, and third in the world. Having said that, the opportunities for investors to capitalise on Spanish rental demand are fairly limited, while in Turkey the tourism market is young and growing, and private rental accommodation is growing as a part of it. This means that demand for private rented accommodation in Turkey’s tourism hot-spots is growing rapidly, which is good news for investors.

Buy to Sell - In this investment profit will come from capital appreciation during the term you hold the property. A buy to let investment will usually be sold at the end of a planned period of time, and hopefully for a profit, but under the buy to sell strategy the term of holding will be much shorter. Because of the dozens of heavily discounted properties in Spain and Greece these countries are now long term investments with no immediate exit strategy. Choosing a good time to sell your investment is key and this is where Turkey has a secure exit strategy and good capital appreciation. Demand for property in Turkey is continually rising to rent and also in the mortgage market which is growing at about 20-25 per cent per year. Turkish property prices are growing at around 10% per year, so the gains may not be as spectacular as the potential gains from bargain properties in the US or Spain, but the exit strategy is more reliable.
