Gem Invest undertakes extensive research into each overseas property investment we market and unless the deal ticks all our boxes, we will not market the Country or the investment opportunity. Most importantly we look at the exit strategy. Two of the major components in our decision process are capital Growth and rental yields. Gem Invest was created with the specific aim of finding secure overseas investment properties for clients who wanted to be in a position to make an informed decision. We look for rental guarantees and strong growth in the local markets to ensure we are able to maximise our clients assets and provide them with a high return both in capital growth and rental yields. Inheritance tax, capital gains, local taxes, are all important factors as well as local law.
Currently the prime areas for investment are areas such as Istanbul Turkey, Larnaca Cyprus, Budapest Hungary, Romania, France and Serbia. Investors like to see propositions where the whole process has been established and where risk is minimal and where rental and property growth are available in the local market. We try to avoid tourist based markets because they are too fickle. It is important that the deal structure is based on low cost, high yield strategies with available mortgages in place to suit all income levels. Leaseback schemes such as those offered in France or VAT refunds such as those available in Cyprus will result in cash positive investment opportunities.
